Find COMPS By Searching Recent Sales History using SOLD 365
Search recent comparable homes that have closed in past 365 days to project ARV (Anticipated Resale Value) aka "comps" using SOLD 365.
Below are suggestions to narrow down Sales History (Edit Search). Goal is to have at least 3 comparable properties but no more than 10:
Radius within one mile or less (use map drawing tools)
Subdivision (ie: *Deerview*, use *asterisk as a wildcard)
Year Built (within 5 year variance)
# of interior levels keep same as subject property (ie: 1 story vs 2)
Approx SQFT (20% square feet variance)
Lot size range
Pool y/n (if too many comps)
A detailed comparison of comparable homes sold against your subject property can be obtained by including active listing status' in your search criteria (not just closed/sold) which will should show the subject property you are investigating if it is listed currently on the mls. Using the Comparison tab tool you can compare subject property with statistical averages of comparable sales by checking boxes to the left hand side of each listing (group comparable homes sold & subject property together for overall helpful snapshot comparison with graphs & low/median/high stats).
